First Things First

Thanks so much for choosing us as your agents, and we look forward to helping you with all of your real estate needs in the future…as well as any of your friends or family you refer to us! Below is an outline of some of the steps from our “Ultimate Homebuyer’s Guide.”

Get Pre-Approved For A Mortgage

Before you get started, you need to get pre-approved for a mortgage for a couple reasons:

  • When you find the perfect home you will need it to submit an offer. Rushing to get pre-approved may put you in a position where you will not get the offer submitted in time.
  • There are many loan options, lenders and products out there. Talking to lenders before you begin gives you time to shop for the products and services you want.

If you don’t have a relationship with a lender, just ask us and we’d be happy to give you recommendations of some amazing loan officers!

 What Are You Looking For? 

We will help you make a list of your “must haves” and your “wish list.” Once we know what you need, we can look at the homes that meet your criteria. Remember finding the perfect home is a process of seeing many homes (online and in person) and gradually understanding the market so you make the best decision.

Crafting Your Offer 

We will do everything we can to help you understand the market and value of the homes you’re considering. Ultimately, it’s your decision how much you want to offer and how much you’re willing to negotiate in order to get the home. We will help you submit an offer putting you in the best position to have it accepted.

Get A Home Inspection

Once your offer is accepted, we will move into the inspection period. During this time, you can hire anyone you feel as an expert to perform inspections. There are lots of inspectors out there. If you don’t know someone, don’t worry we can provide a list from which you can choose.

Once the inspection report is back, we will review it and together we will craft a supplemental to the contract asking to have specific items repaired.

The Appraisal

Mortgage lenders perform appraisals to make sure the amount they are lending is justified and protected. 

The Walk-Through

Before closing we will do a walk-through. This is your opportunity to make sure the home is in the agreed upon condition and that all repairs have been completed.

Closing Day!

Your closing company will give you a full rundown of this day, but here’s a few things to expect:

  • Bring a cashier’s or certified check for the amount due.
  • Have proper photo identification (like your driver’s license, state issued ID or passport).
  • A wrist ready to sign a lot of documents!
  • Your best smile, because you’re closing on Your Home!
